Why not let a flat in London SW3 without using an agent?
The flat is in a very popular area and is in great condition. It seems to me that 11% (this is what I have been quoted) for finding a tenant is really high when I could just advertise on the web direct. What are the disadvantages of not using an agent apart from a bit of time taking photos and organising viewings?

It depends on how hands on you can be, without an agent, you have to deal with all problems yourself. Also an agent will credit check and usually vet tenants for you and deal with emergencies like boiler breakdowns etc. It isn't anything you can't do yourself though. Just be very careful and go in with your eyes open. If you do use an agent, make sure they come well recommended. Because some will do little to nothing and take a large fee for the privilege. You do need to be careful who you rent to! You might want to join the forum below.

You can let your flat without using a letting agent. However, you are ready to handle all situations own by own. If you are busy person then I never think I would be a good idea for you. An letting agent will handle all thing like checking credit history of tenant and charge you a good amount for his services. But for all these headaches it would not be a big deal.
