What is a fair rent increase?

I let a 1 bedroom flat, tenants will have been there 2 years next September and they have had no increase yet.

  • Look at the price of the property and look at the prices of rent in the area (of roughly similar properties)

  • But bear in mind that if your rental hike forces the tenant to leave, then you risk an unoccupied period plus agent fees for a new contract plus the risks of an unknown tenant. Although the market is rising, many people have less money than they had two years ago. Don't be too greedy.
