Will defaults on my credit record affect me renting a property from a letting agency? as they charge high fees and you don't get a refund if rejected.

This depends on what I kind of credit check they carry out on you, most of the time they carry out a simple one to check you are working and that you don't have ccj's they aren't worried about anything else and some agencies just ask for UK homeowner guarantor. If you fail a lot of them will then ask for a guarantor as a second option. Check this with them.

Perhaps try a free Experian credit score first and take that to the agent.
