I am considering making a bid for a property at auction. There is a sitting tenant, which leads me to ask, will there be a new contract made before?
I am worried that I may get a tenant that doesn`t pay his rent. This will be my first venture into buy to let. Thank you for any help. George.

There wont be a new tenancy but your solicitor will write a document to take over thr rights (i.e. you getting the rent) once you have bought it. If in doubt, ring a solicitor, no worries though. Is it the right sort of house to buy as a first one? How long has the tenant got on the lease?
