Firstly you’d need to look at smaller areas, not nationally. Employment, growth, transport infrastructure are all areas that should be looked at.

Simply demand, which means the amount of available property in the market against potential tennants. When demand outstrips supply rents will rise and vice versa. Factors which effect this include what the residential buying market is doing, local employment, infrastructure and demographics.
