I'm a single parent, going to be on housing benefit, is there any chance of me even getting a property private rented?

I am a recently single parent with a 6 month old, living with relatives at the minute. I cant get a house through my local housing, so am looking to private rent. Is there any chance of me even getting a house through private renting as they are all asking for a home owning guarantor which I dont have. Also how to I do about my housing benefit, do I have to apply and move into the house before applying for that. Help !

  • Hi elainewren, Unfortunately with the rental market in the UK as strong as it is at the moment, you may be struggling to find a place in the private sector with housing benefits, largely because you will be seen as a higher risk to a landlord - however, that doesn't mean you cannot find somewhere. Without a guarantor it will be more difficult, but if you have rented in the past, you can get in touch with your previous landlords and ask them to send references through to show that you have always paid rent on time and in full. Other things you can look to do include paying a few months rent up front if you can afford to, or proving your employment and income status. You can also try getting in touch with the local council. These often have a list of landlords and agents who will work with those on benefits, and might be able to put you in touch with someone who can let you a property. Many thanks, Scott
