How much rent can I expect to get for a ground floor 2 bed flat in Southport with flagged area to front and back shared with upstairs property only.?

Property is in Southport bordering Birkdale and is in very good decorative order . I bedroom fits double bed and second a single bed size. Sep lounge, kitchen and bathroom.
