2nd year students looking to rent in Twickenham area.

We are looking to rent a house/flat in the Twickenham area, however I will be fulltime working and the others are students. We know there are limited things around and therefore are looking early. Will people hold flats/houses if we put down a deposit or something? We wouldn't need to move in until August sort of time? Thanks
