HOW LONG TO FIND A TENANT?

I'M LOOKING TO GET INTO THE BUY TO LET MARKET AND WOULD LIKE TO KNOW HOW LONG I CAN EXPECT A PROPERTY TO REMAIN EMPTY BEFORE I FIND A TENANT?

  • Hello Mike- this is quite a subjective issue as it would depend on local demand, the condition of the property, pricing amongst other factors. Perhaps you could give us an idea of whereabouts you are thinking of investing?

  • How long is a piece of string. We generally rent in 14 days. Its down to location and your tenant criteria. If in a tough area to rent perhaps offer an incentive, generally after 7 days you will get a idea if rent is set right. Wrong agent wrong rent we have known months of void period, which simply is poor service.

  • It depends on the demand for the type of property you are planning on renting and your flexibility on the type of tenant you are prepared to accept. Assuming the property is priced correctly, well advertised and there is a good level of demand for the property, you could expect to find a tenant from one week to three weeks. To get a more accurate answer you could ask a few local letting to give you an idea of timescales.
