Looking to rent! on housing benefit I have a guarantor that earns around 25,000 but is not a home owner

I urgently need to find a place in crawley. For me and my little boy of 3months. Preferably two bed with a garden, a one bed would do for now though until he needs his own room. I will be on housing benefit 766 a month I can afford up to 900pcm. I have a guarantor that earns around 25000 a year but not a home owner. Please help I'm desperate!!! Thank you

  • Hi Kirsty, The requirements set out for a guarantor will be different depending on who they are and what letting agent or landlord you are trying to rent with. There are no real legal requirements, but obviously some agents will be far more stringent than others when they are checking out a guarantor. The main aim is to ensure that they could afford to pay your rent if you are not able to or fail to do - this will become their legal responsibility and they can end up getting sued if they don't, so checks are essential. There are a few requirements that are basic and set in stone, regardless of what letting agent you go through. These are normally that the guarantor themselves can afford to pay your rent, can provide proof of their earnings and are in full-time employment. However, there are also many landlords and agents that will require your guarantor to also be a homeowner, even if this is not always the case. In general, you will find that if your guarantor is a family member, then the restrictions that your letting agent will put on them can be a little relaxed compared to if they are just a friend. It is a large financial commitment, and can even be seen as a risk for the agent or landlord, so they always want to make sure they are giving themselves as much protection as they can.
