What is a better investment, 1 bed house or 1 bed flat?

The answer to this question depends on several factors and indeed what you quanitify as 'better investment'. If you see a good investment as a long term increase in price then generally the answer will be a 1 bedroom house as the percentage increase in houses is normally greater than flats. If a good investment would mean getting a higher rental then the answer is more complicated. Maintenance charges on flats will have a direct hit on the income monthly, the re-newal of any lease will be an ongoing charge to factor into any profit but if the property building, grounds and general upkeep is maintained well then you will have more control over the longterm appearance quality of the property when it comes to sell. The asking price of the property will of course have a directly correlation to the yield you acheive and the area you buy in will dictate the likely rental. My advise would be to discuss your question in more detail with 2 or 3 local agents who casn show you some real values for both buying and renting.
