  • Interesting- a granny flat generally adds considerable value to a property at resale (so long as the main dwelling is not compromised in any way by the fact that some of the accommodation is separate). A 4 bedroom detached with an annex is desirable, whereas a 4 bedroom house that gets chopped up badly to provide 2 or 3 bedroom accommodation with a one-bedroom annex is not desirable at all. I would assume that it is a similar situation for rental, but there can't be that many people looking for a rental with a granny flat- so whether or not it does much to affect the rental value either way is another matter. Definitely need several opinions from local agents!
