Ashtead houses: given price vs estimated value

Why are houses for sale in Ashtead so much more expensive than their estimated value on Zoopla? I have seen two that are being advertised for £1m and £950k, but are estimated at approximately £635k and £800 respectively. For other areas I have checked e.g. New Malden, the given prices match the estimated value. Thank you.

  • Ashtead is a beautiful area with good links to London. It is highly sought after for quieter, greener areas to live in with fast commutes into London. This creates a spike in the market where calculators used on sites like Zoopla won't be able to account for the true sale price. Remembering, a property is only worth what someone is prepared to pay for it. You can check the Land Registry for prices in the area, but if you are concerned, get a RICS surveyor to give you a definitive answer on the costs. They cost around £200 to £500 depending on the size of the property. I got one for my home in Guildford from Share a Mortgage Survey Services - http://www.shareamortgage.com/rics-property-survey - with a survey you'll know what to expect to pay or sell your property for. If you're buying, I'd also get a Building Survey to check on the condition of the property.
