Land value of a plot with outline planning permission?

What could I expect for a single level plot of building land, with outline planning permission for the erection of a 3 bed detached house. The plot is situated in an elevated section of WF10 3UB area.

  • Hi Usually a developer values the land as 1/3 of sold property price. Let's say that a 3 bed detached house in WF10 goes for £99,000 on open market, that puts value of your land at £33,000. This then gives developer the incentive to build the property for £33,000 leaving £33,000 as a profit margin. Hope it helps.
