How do I sell my house fast?

  • Auction or open market at a realistic/low price is best. Cash for property companies can buy your house fast but they won't offer much at all. It is a last resort really, not worth considering unless you are absolutely in a desperate situation.

  • Generally an auction offers you the choice of an exchange on the day with completion generally in 28 days. In most cases start to finish will be about 7 weeks. Otherwise ask an agent for a 4 week sale price but the sale will then be subject to survey and contract.

  • Seriously - research every comparable house for sale around, and sell yours a good 5-10% cheaper. Yours will therefore sell first. Oh and decorate it now, costs a grand, makes loads of difference. Beware though, it's the wrong time of year.
