How do I make a small garden look bigger

I have a good sized modern 4 bed house that I want to sell, however the garden is very small, how do I make it appear larger? To make matters worse it is on 3 levels, the first being decking, the second being flowers beds, the third being lawn (the lawn being no bigger than a large pool table!) I do have a small flat lawn area to the side, however this can not be accessed from the back garden...
