Have a tenant and wondering if its better to sell to an investor?

I am looking to sell my property which is a perfect little rental for an investor. I am wondering if it is better to sell my flat with a tenant already in the property? Or if it is better to not have a tenant? At this stage i am just looking to evaluate my options, but i know that if i didn't have a tenant i would not be able to afford my mortgage - so my personal preference is to keep a tenant in the flat and sell to an investor who is looking to improve their portfolio with a guaranteed rental income.

  • Your property would be more attractive to an investor based upon the existing rental yield. This is one of the key factors in an investor deciding on whether or not to invest in a property. There is the matter of a sitting tenant and how it may affect the conveyancing process so it will be advisable to check this matter with your solicitor or take more specific advice from conveyancing solicitors.
