  • Have a look on line and drive around looking for For Sale and Sold boards, see who is marketing and most importantly who is selling property similar to your own, then get 2 or 3 valuations and ask about fees and marketing costs and benefits. Pick one you feel most confident with and dont commit to too long an exclusive agreement. Good luck

  • Sold our house in EH4 earlier this year and am now a bit wiser after the event. When you have the people round from the solicitors, make sure you ask them what they will actually do to sell your flat. In our case it was a big fat nothing and after the for sale sign had gone up, we were left twisting in the breeze with it. A good agent will proactively contact you after viewings and get feedback and give suggestions about price. Make sure they know where you're coming from-eg if you have to sell your property in a hurry and are squeezed for cash, they need to be realistic about how much you can discount it. At the moment it's a buyers market and you need all the help you can get.
