What do I need to do to sell my house?

We have reduced it three times, the estate agents offer no help other than to reduce the price which they gave us in the first place. We are now over 13% below market value and really want to sell. Help

  • Not all properties sell fast, there can be a degree of luck involved. Have you compared your price with other properties in the area? Have you looked up sold prices for similar properties in the area? Some agents will tell you to reduce if you want a quick sale, as they may have over valued your property to begin with. You can always get a second or third opinion from other estate agents. For a very fast sale you can contact a cash buyer, but they really will pay under value by upto 40%. You can also try taking your property to auction, but again, you may receive far less than you would like unless you set a reserve, then the property may not sell and you will pay fees. The best advice I can give is to get a couple more valuations done, it might be that the market is quiet in your area and you need to wait a long time to get a buyer. The agent you are marketing with now may have given you a high value for your property to get it on their books and now are trying to reduce your price to get it sold quicker.
