As it was brand new last summer, and generally you pay a 10% premium for a new build I expect it is in the region of £200,000. Have the developers moved off site now? If they have you may acheive a higher figure if demand for the homes was high, someone may have missed out first time round plus market confidence is higher now too. I would call out a couple of local agents and see what they say.
