My House has been on the market for 6 weeks now and we have had no viewings. House competitively priced in current market. What is the average selling time?

  • Hi, I put my house on the market last October and never got a viewing till Feb! that was probably a bad time with coming up to xmas and the bad weather we had. Just when I was ready to take it off the market in Jun we got an offer and accepted it. Things seems to be slow but hopefully you get a viewer soon, good luck!!

  • A property will always sell if it is priced correctly, it is simple supply and demand. As long as your agent is advertising the property correctly, the facts seems to be that there are no buyers prepared to buy your flat at the price you are asking. You can either reduce the price in the hope that there is someone who is prepared to buy at a lower price or hold out a little longer. If you have had three agents value your property and they all gave a similar price you might take the latter option but consider putting it on with another agent who may have a different pool of buyers. There is no average selling time, it can take months, but I would certainly expect a viewing within the first few weeks!

  • I don't think there is any average selling time in this market, property marketed competitively sells, anything overpriced can sit there for years, never mind months. Get a second opinion on price and look at anything that might improve saleability like decor, carpets or just a general clear out/de-clutter, if needed.
