What is the first quality you look for in your Estate Agent if you're selling?
I'd like to find out why sellers choose particular agents to sell their property. Is it the personality of the negotiator? Their office environment? The advertising they'll conduct on your behalf? Their honesty? Their fee structure? Do you ask if they take referral fees for recommending a particular firm of solicitors or mortgage company?

In my experience the following nearly always influence sellers choice. The strength of the agents brand and reputation to be invited to value in the 1st place, the personality and quality of the negotiator who carries out the valuation, the marketing package offered and how much they charge and last the valuation provided. Sadly most agents seem to assume the last two are the only factors and as such over value and charge too little to be able to do the job properly. The loser being the reputation of the industry and seller who receives poor service and no sale.
