Unsold flat in Kilmarnock, East Ayrshire

Hello, I am looking for some advice please. My husband and I bought our first flat in Kilmarnock in 2011. I've since taken a job in Edinburgh. We want to sell the flat due to my commute, but also because we are looking to move on. Our flat went on the market in July this year and we've had no viewers. We reduced the asking price by £5000 in Aug/Sept and had an interested party but this came to nothing. We are loathe to lower the price further as it would be below our purchase price. The estate agents/surveyor seemed confident it would sell quickly. It's ex-local authority. It's in good condition, pale walls, neutral carpeting, new kitchen etc. I can only think it's the market & the number of flats on offer in the area. Does anyone have any advice? Should we try for part exchange, or should we lower the price & hold out for the spring? With thanks in advance.

  • Lower the price. If it isn't selling then no one is willing to pay.

  • Hi, Usually when a property has not sold within the time frame it is down to a few key factors, mainly the price. If you take a look around the market and see what other properties are selling for, this may give you a better understanding of the market. Alternatively it may be due to the fact that it is in competition with houses which could be more preferential for the price. We hope this helps.
