Estate agent failing us!

We took on an estate agent who talked a good talk in the beginning. Since we have been on the market with this agent he has not re-done photographs as we have requested. Every picture is too light or blurred, he doesn't think it matters! We have had two viewings and both parties remarked on how bad the estate agents details are and how difficult it was for them to get an appointment. I am furious! We have signed a sole agency agreement and can't go with another agent for a month, but we feel this agent is taking the Mick. Can we withdraw from the market until our agreement can go in the bin and instruct a new agent straight after? He also after speaking to him just once about the photographs said this.. “Why take more pictures, it isn’t like your house is that big or expensive and you don’t have much garden to photograph!” He then suggested we drop price. Well if he valued our property at a price, how could it be less in just days????

  • I just cannot believe this man expects thousands of pounds on sale, which would be a miracle as he does nothing at all to help market our property in the way he promised. It just isn't good enough, is it?

  • I would ask them to remove the property from the market immediately and write a letter stating that you wish to terminated the sole agency agreement at the earliest opportunity. Once a month has passed you'll be free to try a new approach to selling your property.

  • I agree with above. Don't market with them for a moment longer, they sound like a joke. Have a look at marketing with an online agent to cut fees. They still advertise on all the main sites and from what I have heard, they are as good as the high street agents in some cases. Let’s face it, you can't get much worse than your current agent.

  • Don't waste anymore time with this agent. Agreed with other comments, take your home off the market to give it a break, terminate the existing contract as you are required to do so with the current agent, then line up another - reputable - agent in your area to commence marketing in the Autumn. Not only will you waste no more time with your current so called agent, your property will also be launched "fresh" to the market, and hopefully a successful sale to follow, good luck

  • If what you say is true, this is terrible, especially the bit about saying how lowly your house is (even if true!). The whole point about being an agent is to make 'basic' houses sound good. Anyone can make £1M house sound good, it's your kind of sale where an agent does the job. If you've only another month to go, don't worry, appoint a new agent today and go to market, and in the unlikely event you get an acceptable offer within the month, it will take the buyer a few weeks to get a mortgage so you'll be out of the period.
