How do I get an accurate valuation?

We have not been able to sell our detached property for well over a year now, but our estate agent insists the valuation must be over what we will achieve. Is it better to get a second opinion as not being able to move is a problem for us? Thanks for any advice.

  • Get another Agent. If it is over what you will achieve then it is not a valuation.

  • Absolutely get a second opinion. Generally speaking, independent agents are likely to be more honest price wise. Larger corporate agencies have targets to meet which means, 'get this house on the market at all costs or else!'

  • When we purchase property we take advice of 3 independent estate agent valuations, purely down to the variations that come out. It's always a wise idea to get a second and possibly third opinion.
