Why is my flat not selling?

My 2 bed flat at SW17 6EA advertised on Zoopla, etc. It is priced to sell at £419k but after 2 months no offers. Any ideas why and what I can do to get a sensible offer?

  • There could be a number of reasons such as 1. The property is not presented well. 2. The property may have a very personal decor invest in plain flooring, wall covering etc... 3. Clutter it makes the place look too much to handle, you need to make it look like what you would expect from a hotel or show house, no personal clutter. 4. Is it smelling great ??? 5. Make it as light and airy as possible 6. Advertise personally take the time to advertise on gumtree, newspapers, notice boards and sites like investment sector they have buy to let database buyers that may buy as a investment Or easybuy Don't just assume your agent is taking care of it. 7.make your viewings advantage only talk. 8. Check out the competition how do you compare on price and presentation 9. If all else fails consider renting out !!!

  • Have you tried motivating your estate agent, give them a bigger fee for a better sale. I once negotiated an agent down from 1.75% to 1.25% (very easily, just by asking once) - worst mistake I ever made. It meant they didn't really try and sell it till all similar properties had been sold. Also, is your flat Ground floor? If so this will put a lot of female buyers off, the idea of a ground floor bedroom is not appealing. Make it clear to the agent they need to get people who won't be bothered by that or it is wasting everyone;s time. Good luck.

  • Fire your property broker (sorry to have to say that). I'm sure the fact that your flat doesn't sell's got nothing to do with smell or interior decor.
