How do I know which estate agent to believe?
We have had 3 valuations on our house. There is over 40k between the 3. Do we take the middle value?

Look at sale prices for your area of similar properties, this will give you a better indication of what price to expect when selling. As above, you could take the average of the three. If you find you don't get many viewers or interest, you might find the lower valuation was the realistic one.
