Stamp duty is a problem ,can I sell my seperated garage seperate or retain ownership to reduce Stamp Duty?

My house is on sale for £275.000, I have an offer at £250,000, I would take £260,000 but due to stamp duty threshold I do not think buyer will pay this, my brick built garage lockated in a communal garage area no tconnected to house I would think would be worth £10,000 can I sell this seperately or retain ownership and sell or rent later to avoid sell house ,without garage at £250,000?   • If your deeds include the garage, then there's two issues - you have to alter the deeds from one set to two, and this will cost you money. Also, if you have an offer on the house already, and the offer is on the basis of the house AND garage, aren't you likely to find that you no longer have a buyer if you take the garage out of the equation? The garage may be critical to their requirements....

  • You could potentially lose the buyer, I wouldn't recommend doing this considering the current market.
