Without wanting to appear vague, the best time to sell your property is when it is the best time for you personally. Most people sell and buy at the same time, so if it is a good time to sell its a bad time to buy. If its a bad time to sell its a good time to buy, if you are doing both they tend to negate each other irrespctive of market conditions. If you have long terms plans then it is also irrelevant what happens in the short term. The market is fairly stable right now and there are plenty of buyers out there so if you want to sell price it correctly and it will sell.

Marks answer is spot on. If you are buying in the same market ... then what is happening in the market is irrelavent

In a falling market it is a better time to upsize, and in a rising market it is a better time to down size. Of course it also depends on whether you are moving within the same area, a move to a more expensive area could mean greater loss, and of course a move to a less expensive area and you're laughing in a falling market. Remember, in a falling market there are more bargains to be had!
