  • Yes, you have to stick at it. Property in general is not selling like hot cakes at the moment. Some estate agents say "all property will sell at the right price!" Wrong, there simply aren't enough buyers out there. If you dropped the price dramatically, it might sell. But then if you sold a Porsche for the price of a Ford, it would sell. In my humble opinion if you have checked to see what price houses like yours are selling for and what they are marketed for, and yours is competitively priced, if you then don't sell, it is simply because there aren't buyers looking for your type of property in the area. No viewings means either the price is too high, or there are no viewings because there are no buyers yet. It can take several months, if years to sell some properties, you either have to wait, or price far below value and bring in the buyer who was originally looking for a lesser home. The market will eventually start moving again, it always does. Stick with it, March to July isn’t an awful long time on the market in this current climate. Those who want below value properties can go to auction and wait for repossessions, most people simply can’t afford to move by taking below value. You can always get a couple more estate agents valuations, but it is likely that your house isn’t in demand at the moment. I do understand as we are in the same boat, if there was interest, there would be offers. Almost nothing is selling in our area, so it is a waiting game, or withdraw until the market picks up again. If upsizing, then the market falling further is a good thing! Downsizing, then you might want to hold out until better times. Good luck to you.
