If your house is under 10 yrs old, do you need an architectural survey to sell it, if it has been for sale before the home reports come in?

If you are selling a house that has been on the market for 3yrs, do you need to have an architectural survey on it if the house is 9 yrs old?

  • NO. Assuming I am not missing something in your question, there is no need for any property to get a survey prior to selling.Home Condition Reports were made a voluntary part of the HIP and very few people get one because of the additional cost and the fact your buyer will still have to get a survey themselves. If your house came on prior to the Home Information Packs then you should by now have had an Energy Report done, assuming you have remained on the market without a break. Your agent should be able to advise your current obligations as a vendor. If you have had a break in marketing and you are now coming back to the market then you will need a Home Information Pack, but just dont pay extra for one with a Condition Report in (its not worth it) Hope this helps.
