Would it be wise to sell now?
Our financial situation has changed dramatically. We want to downsize so that we avoid serious financial difficulties. The current values quoted are considerably less than paid for - the worst quoted was £33,000 under the purchase price. We are already dipping into savings in order to pay the mortgage. Should we persist with putting the house on the market with an asking price that will give us our minimum?

That is really difficult to answer as it so much depends on your own personal circumstances. It was a while ago you asked the question and prices (in my area at least) have been on the up so you might be pleasantly surprised now. It may be worth speaking to your mortgage company to see if they could stretch your mortgage over a longer period or temporarily change it to interest only to help you through the difficult bit.
