Has anyone used a company who would buy your house fast? If so, is it worth considering?

I want to sell as quickly as possible to buy a residential caravan home, don't want to go through estate agents as takes too long.

  • Typically these companies will get the guaranteed sales value (a price your property will definitely sell at within 4 weeks) and offer you 10 – 15% less than that, so if a certain sell rather than best price is what you’re after then approach a few different firms. Another option you have is to auction your home which will also give you a certain sale but may possibly generate a better price. Hope this helps.

  • There are companies that do it, but generally only at around 70% of the market value (thats how they make money). An auction maybe a better idea. This serves to set the minimum sale price but not inhibit the maximum, and you exchange on the day with completion normally 28 days after'

  • Try researching the area you live in. Look at recent sale prices and how much other similar properties are on the market for; if you then pitch your house lower by about 10% you might find a buyer quite quickly. There is much doubt at the moment as to what will happen to house prices, whether they may go down. So those wishing to buy are unsure about what to pay because most people don't want to pay more than a house is worth. Pitching your house lower should help secure a sale; also being in a no chain position yourself could help too.

  • Having bought properties from sellers who want to move in to static caravans, I know the attraction of selling to a quick sale company. The sale can take as little a 5 working days on receiving contractual papers, although typically allow 14 days, which is fast. Most companies charge no fees and will pay the sellers legal fees and offer the flexibility to exchange and complete once you are ready to move. One important point is that make sure you are dealing with a genuine cash buyer, more and more we see selling clients mislead causing delays, always ask for proof of funds.
