Yes, you can set a reserve price that no one else but yourself and the auctioneer will have knowledge of.

Yes you can. Do make sure you are aware of all costs involved, whether your property sells at auction or not.

Can I ask, is there a particular reason why you want to sell at auction? The reason I ask is that in my experience (13 years in agency) you do tend to get less than market value for a property. Not always the case (sometimes can sell for more than market value!), but generally it's less. You would get more on the open market. I am Simon, we cover you area and charge just £399 to sell properties. Let me know if you need any help.
