Energy Performance Certificates
I understand that EPC's are not required if one is selling a house privately, i.e. by direct discussion/negotiation with a buyer without the property having being placed with an estate agent or even advertised. I would be grateful if you would confirm this. Regards, David Judge

That's correct, if no advertising of the home has been done then an EPC is not needed... eg selling to your brother.
