Can I Remarket My Property Whilst in Contract?

Im in a 16 week contract that has sole selling rights but I was unhappy with the agent so decided to get out early by removing the property from the market. I know that if I sell the property to anyone within the 16 weeks Im liable to pay the agents fees. My question is can I remarket the property with another agent? I know I cannot sell until the 16 weeks are up. Also if Im was in a sole agency agreement would this also effect me remarketing the property? Thanks in anticipation

  • The agent has sole selling rights, so even if you sold it to your brother, they would charge. You will be charged two fees if they find out. Is the issue unresolvable? If you want to pick my brain, drop me anote 9details on my profile) Christopher

  • Without seeing the specific terms of the contract, it's difficult to tell. Sole selling rights is never a good idea as already answered. If you take it off the market and wait until the end of the original term, you could put it back on the market. Doing so beforehand is pretty obvious that you are breaching the original terms that you agreed to.

  • Depends if you have sole or multi agency contract.
