Seller fees - is this normal rate?

My friend is selling her house for £39,950 and the online agent is charging her £2495 + vat is that right?

  • Is this fee just their commission? It sounds very high, but then it depends on their terms and conditions, how much their percentage or one off fee is. It sounds like a ridiculously high fee, question it. Look at the contract. We are with an online agent at present, the no sale no fee is £899 + vat.

  • That is an equivalent fee of 6.24% !!! The average agent charges 1 % to 1.5% so I would suggest checking to see if they have signed for this yet. It was probably disguised as a fixed fee which most corporate agents use to mask their massive fees. If they have already agreed to this then I would give the agent the required notice & change agents. Please also check if there is a withdrawal fee or any other masked costs.
