  • From personal experience in the past year: Selling— mostly agent's fee, plus legal, moving and storage 10k; Buying— mostly SDLT, plus legal, surveys, moving & storage 7k; Also consider the costs of abortive sales or purchases, temporary accommodation between moving out and moving in, the time lost and cost of travel to viewings and other distractions from normal life.

  • Costs vary depending on where you are based / distance you are moving to - so it´s difficult to provide an exact figure but here´s a broad outline: Solicitor Fees: usually between £500-£1,000 including supplementary (disbursement costs); EPC costs (if you´re selling): usually between £80-120 Estate Agency Costs: between 0.5 and 3% of the purchase price or there may be an up front fee if you are using an online agency; Stamp Duty (if you are buying): Google "Stamp Duty Calculator" and you can check; Removal Costs: this will vary according to this distance, whether you´re hiring / using your own transport etc.; Other costs: domestic connections / disconnections, gas safety check, lock changing, payment of other fees and up front ground rents / service charges for flats.
