Is Dolphinton nr West Linton going up in value?

I am trying to sell a property in Dolphinton, and have been with two agents over the course of three years. I have tried lowering the price under valuation, but I still cannot sell. It is a very nice property, well maintained, good garden, great views, and near good transport links. Agents say there is nothing wrong with property, or current price. In fact I was told prices were on the up, but I am not at all convinced. Many other people in this area are trying to sell, and some other people are also having no luck. Is there an agent who knows the area who can shed some light? Just putting the price lower and lower is not a solution for me, I need to be able to move on. Just very concerned as to why this area is not selling so well. There are no shops in Dolphinton, so is this a potential issue? I am at a loss as what else it could be, other than there are not many buyers wanting this area. It is a beautiful part of the country, low crime and fantastic community feel. Please help!

  • It´s a difficult one as everything has its price and there are a number of factors that come into play when people are looking for properties. Usually sellers would keep lowering the price until a buyer feels that there is a deal to be done - but if you´re not desperate to sell nor willing to drop your price further, I would say be patient.
