I am getting no interest in my flat despite it being for sale at less than the estate agents valuation & zooplas valuation. what can I do?

Estate agents valued it at £129950, one viewing in one month. Then I dropped it to £127500, no viewings at all. I really do not want to reduce it any more as several comparable flats in the area are all for sale for more. The flat is in immaculate condition. I spent £3k on a new kitchen since I bought it in 2005

  • Ask your agent what their thoughts are? Have a look at what else is up for sale and how much choice buyers have, also it is worth taking into account the time of year, as traditionally Summer is very quiet and September there is always a big uplift so it may be worth seeing how the viewings go over the next few weeks.

  • It might be best to get a second opinion, you could ask for a free valuation from another estate agent or two. If your agent is not marketing your house well or it is at the wrong price you could be stuck on the market for a long time with no viewings. Sometimes you will see two or three agents in an area pushing the prices up a little, then a couple of estate agents being realistic and marking properties at prices they will sell. It is of course down to whether you can sell for a lower price and if not, you might need to look at what people expect from a property like yours and try to tick ever box so it is very attractive and a person could move in and do nothing. The marketing of your property is very important, if you don’t feel enough is being done to market your property to get as many viewings as possible, you need to have a chat with your agent and see if they could do anything else for you. Dare I say Rightmove is one of the most popular property sites on the web and of course Zoopla, to be advertised on both would be ideal. Make sure your agent is one who puts your house in the local paper every week, it is surprising how many people don’t use the internet yet or bother to go to all the local estate agents offices.   • It is frustrating when you dont get the viewings, One thing we have done recently that helps are price bandings if you want 127500 put on a price banding of 125 - 130 this will then show in more searches online and create further viewings - if a lower offer comes in you can always reject it!

  • Is your flat in good decorating order? Is it cluttered? Potential viewers want to see properties in which they can envision themselves moving in without much trouble and also with the sensation that they won't have to live in a cluttered environment.
