How many viewings should we expect? We've been on the market for 10 weeks and have only had 2 viewings, both of which came after a price drop.

  • The market is terrible because of deposits for FTBs and low growth for anyone whose last move was after 2004. Impossible to answer your question without further info, but in short if I type in the number of bedrooms and your postcode+1/4 mile into Zoopla or RM, and sort by lowest price, make sure your house is the first listing. Another good point is that if drops stimulate viewings, it might be an idea to drop the price by £1000 every couple of weeks rather than making big drops less frequently.

  • Thanks David, that is helpful. It is a 1/2 bed terrace (I put 1/2 as the second bedroom is more of a study/occassional bedroom) in LS8.

  • I think that would be a good indication that your property may be slightly over priced.

  • Never say it's 1-2 bedroom. It's ALWAYS 2 bed..... Looked at LS8 there are 43 2-bed houses for sale in LS8 several around £72k and several around £95k. I notice the cheapest 10-20 are all recent listings, the dearer ones are slower. Be the cheapest of your 'grouping'. Good luck.

  • Thank you for your advice, I suspect we do need to drop the price again. It is listed as 2 bed but I am concerned that as the second is so small it's what is putting buyers off (that has been our feedback from the 2 we've had). Also the areas in LS8 vary quite a lot between what is considered 'desirable' and what is much less desirable. We are in the desirable part and when I searched yesterday using my postcode and 1/4 mile as you suggested we were already the first listing

  • Take a look at our services. I am based up the road in LS7 but deal with all of Leeds with selling fees from just £299 to include possibly more marketing than your current agent offers.... I'd be happy to visit and discuss price and more. Sometimes a new listing, with a new agent generates a tad more interest than an old tired listing. Fresh photos, price etc...
