Much will depend on whether you can get planning permission to build on your land, whether access is suitable and how much land you have etc..

Technically you can, but the economic feasibility of doing it depends on the likelihood of getting planning. The local authority planning department would probably be the best starting point, although it is likely to be in the boundaries of settlement. Selling the garden once you have planning permission is the best way to maximise value so it would be worth investing in planning fees to get a better return. Be mindful of the garden that remains with your existing house though!
