Should I sell to a property buyer?
Should I sell my property to a property buyer, or should I hang on and hope that the housing market picks up a little, and properties start to move.

A property buyer will offer you far less than market value, I wouldn't advise this unless you were really desperate to sell. The market will inevitably pick up, when no one can say for sure, but it will. You could auction your property if you were willing to take less than market value, you could get more than what a property buyer will offer you. And you can set a reserve price so you don't sell for too little. Even marketing your property with an agent, but at a lower price might get you that buyer.

Also agree with the above answer. I would suggest holding on to your property for a while longer, until the market picks up.

It really would be a last resort. Virtually all of the alternatives are likely to be more appropriate.
