Greig Cavey Commercial's multi-disciplined Property Management department is supported by an accounts team with a comprehensive computerised financial and estate records system to provide an efficient property management service. We manage property investments for a diverse range of clients including multi-tenanted commercial, industrial and office buildings along with residential dwellings and ground leased residential blocks. From our base in Teesside we cover a wide geographical area from North Yorkshire across Teesside, County Durham, Sunderland, Newcastle and Northumberland encompassing the Tyne, Wear and Tees Valleys. Our letting department has grown significantly in recent years with the continued strong demand for rental properties. Our service can be based on either full Management or To Let only. Our To Let only service includes: •Inspecting the property and providing a rental assessment. •Advice on any works that might be required to maximise rental return. •Marketing your property. •Arranging viewings. •Discounted Energy Performance Certificates. •Tenant vetting. •Preparation of inventory. •Collection of rent and bond. •Access to the Local Authority Landlord Accreditation Scheme via our membership. •Preparation of Tenancy Agreement. •Returning completed Tenancy Agreement and rent collected to the Landlord for ongoing Management. Our full Management Service includes all of the above plus: •Regular property inspection and Reports to clients. •Dealing with empty Council Tax and void services. •Ongoing collection of rent. •Arranging for repairs and maintenance. •Monthly or Quarterly accounting to client. •Registration of Bonds The Energy Performance of Buildings Directive has now been fully implemented in the UK with a view to reducing carbon emissions. As a result an Energy Performance Certificate (EPC) is required as soon as a commercial or residential building is offered for sale or to let. It is the responsibility of the prospective landlord or seller to ensure that the EPC is available for the prospective tenant or buyer to view. Trading Standard Officers are responsible for enforcing the requirement to have an EPC. Failure to commission an EPC is a civil offence and is likely to result in a penalty charge. Greig Cavey Commercial are fully accredited to produce EPCs for residential and commercial buildings. Our excellent knowledge and efficient IT system will ensure that we provide a quick and cost effective solution. The size and complexity of each building will cleary have an impact on the time taken to carry out and complete the EPC which will in turn have a bearing on our fee. Our assessors would be happy to discuss your requirements to provide you with a fee estimate on the phone and we aim provide a competitive fee structure with a residential EPC from £50 plus VAT and a commercial EPC from £200 plus VAT.
