- Half Stint Share of Land
- Huge Status Symbol
- Rare Opportunity
- Annual Dividend of £75 Less Tax For Half Stint
A rare chance to join the historic brotherhood who own swathes of a seaside town has been made available for sale by auction.
A Freeholder Lord of the Manor, in Newbiggin-by-the-Sea, Northumberland, is offering a newcomer the chance to acquire a 'half stint' (or half share) in an ancient clique. The new member will join the group of less than 50 freeholders, who own about 185 acres of the Newbiggin's links, common, moorland, foreshore and beach.
Whoever comes out as the successful bidder when the lot is put under the hammer can expect a form of the birthday bumps for their trouble, known as dunting. A title and status symbol, dating back to a charter granted by King John in 1235, also awaits the would-be owner.
In total there are 77 stints, which are either owned or part-owned by about 48 individuals. We are advised an annual dividend of around £75 (less tax) for the Half Stint from land leased to the local golf course and caravan park. Shares in the Newbiggin freeholders' group, also known as plots on Newbiggin Common, are usually passed down through the generations by the families who own them. However, this rare opportunity to buy into the tradition has emerged following a personal decision from a local man living in Northumberland.
Newbiggin-by-the-Sea is a small coastal town in South East Northumberland. The town is well known for its revamped beach and holiday parks. The town lies around 2.8 miles east of Ashington and around 16.5 miles north of Newcastle city centre. As such the town and its businesses benefit from a sizeable resident population, surrounding communities and holiday visitors to the town all of which are a good source of income to the local economy.
Freehold. Title number ND43273.
Unless otherwise stated, all stated figures are expressed exclusive of VAT.
The subject property is offered on unconditional sale terms. This means that the successful bidder will be required to exchange contracts on the day together with the submission of a 10% deposit subject to a minimum of £3,600. Completion will thereafter take place no more than 28 days later. Interested parties should ensure they have satisfied themselves of all queries prior to auction as all acceptable bids are legally binding. As well as the 10% deposit any successful bidder would have to pay (£650 plus VAT) admin charge on any auction purchase. Bidders should be aware that additional costs may be due within the special conditions of sale, if provided by the sellers solicitor. You should check this before bidding.
