Location


This land is conveniently located ½ mile to the south east of Dobwalls and approximately 4 miles from Liskeard.


Description


The total area available for summer beef or sheep grazing is 80.63 acres (32.63 hectares) or thereabouts. Approximately 35 acres of land are level and suitable for cutting.The land is in a convenient block with easy access to all fields from either within the Holding itself or from the adjoining public roadways.The boundaries of the property to be let are shown edged red on the plan pastures are to be broken and no manure is to be spread on the Hills. The Licensee will not take more than one cut off during the term.The farm is in good heart. The fields are either gently sloping or steep areas of hills around the periphery to the north, east and south.The Licensee will have use of the cattle handling facilities within the farmyard.


Entitlements


The Licensor will be making a bps Claim. The Licensee will be obliged to ensure that nothing is done that might jeopardise the Licensor's claim.


Services


No mains services are connected. Natural water supplies are available along with a private bore hole supply to the fields suitable for cutting. Water is included within the Licence Fee.


Licence


A Grazing Licence will be granted for the period 1st May up until 30th September 2017. Future grazing may be available for the following growing season at the Licensor's discretion.A copy of the Licence Agreement may be inspected at Jefferys - Liskeard office or a copy will be sent on request subject to a pre-paid charge of £10 to go towards the cost of production and postage.The fee to be payable in advance.


Manures


The Licensor will be applying 25:5:5 at 2 cwts per acre prior to the commencement of the term. The manure will only be spread on the fields suitable for cutting.


Access


Access to the fields is either from the Farm or off the Trevelmond to Duloe road to the south east. Access to os Field Number 6195 is from 2674 or the woodland adjoining.


Viewing and timetable


Viewing by strict prior appointment with Jefferys.Applicants will be given until 12 noon on Friday 21st April to submit their application tenders on the enclosed proforma for the attention of John Blake frics faav - Jefferys, 17 Dean Street, Liskeard, Cornwall PL14 4AB.The successful applicant will be notified on or before shortly after and will be required to sign the Licence Agreement and pay all sums due prior to the commencement on the 1st May 2017.Criteria by which a decision will be made will include the ability of the Applicant, the Applicant's existing farming standard and the Licence Fee must be emphasised that the Licensor's view of all the criteria is equally important. The Licence Fee is not necessarily the most important consideration and the Licensor's reserve the right to accept any or none of the tenders.
