Property description

A delightful and historic 19thC property with formal reception rooms offering a wealth of character, 7 letting Cottages, leisure suite, swimming pool.Further scope for development. In all some 6 Acres of grounds and with ample parking.

History of peregrine hall  Founded by Rev. William Everest, the Chaplain of Bodmin Jail and built in 1864 on land donated by Thomas James Agar-Robartes, 1st Baron of Lanhydrock, the house was designed by George Edmund Street, an eminent architect of his day, who had connections with the Pre-Raphaelite brotherhood and designed the Law Courts in The Strand, London, as well as Gothic style churches throughout Europe. The house, standing on a hill overlooking Lostwithiel, a gun site during the Civil War 'Lostwithiel Campaign' in 1644, was first known as St Faith's House of Mercy. A Church of England order of nuns from St Mary's, Wantage ran the house as a refuge for 'wayward girls' who were put to work running a laundry serving the Lanhydrock Estate and Lostwithiel town. The Rectory, forming the west wing, was added in 1875. In 1952 the house was purchased by the Youth Hostel Association who ran it as a hostel until 1971.

Location (all distances are approximate). Peregrine Hall is situated 1 mile east of the medieval town of Lostwithiel with good road and rail links to the cities of Plymouth (30 miles) and Truro (25 miles) and main line rail links to London and the North. Newquay Airport (24 miles) has a regular service to London Gatwick, other UK cities and European destinations. The picturesque coastal towns of Fowey, on the south coast (8 miles), and Padstow, on the north coast (23 miles), are within easy reach and the Eden Project is just 6 miles distant.

The business  In more recent times Peregrine Hall has offered quality self catering accommodation focusing particularly on the short break holiday market. There are 7 cottages ranging from the delightful 1-bedroom Chapel Cottages through to the spacious 3-bedroom Stable Cottage. All of the cottages boast a wealth of character features which are complemented by contemporary fixtures and fittings to provide comfortable light and airy accommodation. In addition to the aforementioned cottages, there is also the unutilised 'Harry's Cottage' which is in need of refurbishment which could provide a further letting cottage. The owners' accommodation is a true delight and boasts formal reception rooms, which enjoy a southerly aspect across the terracing and grounds. There are 5 double bedrooms (4 en-suite), a self-contained apartment, a 2nd floor conference/meeting room and office plus workshop.

We are informed by our clients that prior to their acquisition of Peregrine Hall the previous owners also offered bed and breakfast from within the owners' accommodation. Our clients have chosen to operate the business to suit their own particular lifestyle and have consistently traded at the vat threshold. In summary, the sale of Peregrine Hall represents a fabulous opportunity to acquire an established business that, for various reasons, has not traded to capacity, yet with year-round trading and the ability to offer quality bed and breakfast accommodation, it is our opinion that the trading figures could realistically be doubled within a few years.
