Property description
No onward chain.
Maes y Garn is a detached property which benefits from oil-fired central heating and double glazing. It offers comfortable family accommodation, briefly comprising a large Kitchen/Breakfast Room, a Living/Dining Room, a Rear Hall and a Shower Room on the ground floor, with 3 Bedrooms, and a Bathroom on the first floor.
The property enjoys an elevated position with fine views over open countryside. It benefits from direct access from the land to outriding on the Preseli Hills. It is within walking distance, approx. Mile, outside the village of Crymych and thus has easy access to local shops, doctors, schools etc. It is approximately 10 miles from the town of Cardigan and the beautiful Cardigan Bay coastline and approximately 20 miles from both Haverfordwest and Carmarthen.
There is an outbuilding adjoining both sides of the house. One of these has planning permission for the creation of a self-contained unit or to extend the current accommodation. We understand that plans have been drawn up for the other outbuilding as well and the vendor has been advised that planning permission is likely to be granted, but no application has been made. The property also benefits from a further stone barn, which would be ideal as a studio or 1 bed holiday let, subject to consents. Again, we understand that planning permission would be likely.

Externally
The property is approached via a private, gated drive from the road. This leads to a parking area to the front of the house. The gardens lie immediately around the house and offer mature shrubs and trees, an enclosed lawn, a polytunnel (in need of recovering).
The land lies around the gardens: The house being in the middle of its land. To the front of the house are field to both sides of the driveway. These are gently sloping and amount to approximately 13 acres. The remaining 20 acres lie to the sides and rear of the house. This is a little steeper and has some interesting rocky outcrops. There is, via common land, direct access from the rear on to the Preseli Hills.
The property extends to approximately 33 acres in total.
The Buildings
building 1
Adjoining the house on the left is an outbuilding, measuring approximately 10m x 4.15m internally. This is single storey and has light and power connected. It houses the water treatment equipment for the private water supply. This has planning permission granted on it (with no expiry date as work is deemed to have been started) and could become a self-contained annexe or a Living Room and Utility Room for the house. Plans allow for a connecting corridor and conservatory to link the rear of this building to the side door of the Living/Dining Room of the house.
Building 2
Adjoining the house on the right is an outbuilding, measuring approximately 8.7m x 4.9m internally. This is single storey and has light and power connected. It is currently divided so that there is an entrance hall, a small room to the right, a large room to the left and a utility room with plumbing for washing machine to the rear. The owner has not applied for planning permission on this building but does have a set of plans for a 2 storey annexe and believes that permission would be forthcoming, having discussed matters with the authorities.
Stone barn
This is a detached building a short distance from the house and adjoining buildings. It is divided into 2 rooms, measuring approximately 4m x 3.4m and 4m x 4.3m. It has a concrete floor and has electricity connected. Indications from the planners to the owner are that planning permission for conversion to a 1 bed holiday let might well be forthcoming, but no application has been made.
Hay barn
To the rear of the stone barn is a hay barn of block and corrugated construction. This measures approximately 8.85m x 4.9m. On the side of this is a lean-to implement shed, measuring approximately 8.85m x 4.15m. Both have a concrete floor and electricity connected. The Implement Shed adjoins the rear of the stone barn, so it might be possible to extend back into it, if desired (subject to consents).
Static caravan
This is a 6 berth caravan with 2 WCs. It has services connected and is used as overspill accommodation.
Outbuilding
To the right of the main house and buildings is a further block built outbuilding. This measures approximately 8.85m x 3.75m. It has a concrete floor and has light and power connected.
Stable block
To the right of the outbuilding is a timber stable block, housing 3 stables and a tack room. Light is connected. There is an overhang to the front and a concrete apron.
Services
Private Water; Private Drainage (separate septic tank for static caravan); Mains Electricity;
Council Tax Band E; Broadband available
