Description
A Period Red-Brick Cottage in Beautiful Grounds of Approximately One Acre.

Entrance Hall - Kitchen - Sitting Room - Dining Room - Shower / Cloakroom - 3 Bedrooms - Family Bathroom - Sunroom - Gardens - Paddock - Detached Studio / Office - Outbuildings - Off Road Parking for Several Vehicles - Set in Glorious Herefordshire Countryside - Near to Motorway Network.

Callow Marsh is situated near the village of Much Cowarne, on the eastern boundary of the Parish, which, together with neighbouring villages, provide many inns, riverside walks, fruit farms, vineyards and golf courses. Nestled between the Wye Valley and the Malvern Hills, it is ideally situated for exploring the best of what Herefordshire and Worcestershire have to offer. The historic and thriving market towns of Bromyard, which is approximately 6 miles distance, and Ledbury (7 miles) offer a wonderful range of independent shops, schooling, medieval churches, community hospital, and leisure facilities, with the cathedral cities of both Hereford (11 miles) and Worcester (17 miles) being within easy commuting distance. Excellent rail links to Birmingham New Street and to London Paddington will be found via Hereford, whilst access to the motorway network, via junction 7 of the M5, (approximately 21 miles distance) and Junction 2 of the M50, (some 12 miles distance).

Callow Marsh, whose total area amounts to 0.97 acre, benefits from having beautifully maintained wrap around gardens that lead into a more formal landscaped lawned area, and further still into the more relaxed area of the paddock, approximately 0.36 acre in extent. Flower beds are carefully placed to entertain the eye, with the relaxing and peaceful sound of the breeze rustling through the branches of mature Willow, Copper Beech, Sycamore and Silver Birch, together with Bramley and Russett fruit trees. Tucked away to the side of the main garden stands the detached, double-glazed Sunroom that allows you to take advantage of the ever changing seasons, and to observe the wildlife surrounding you. From here you access the extensive sun terraces. Styled in Cotswold stone riven paving and outlined by brick dwarf walls, this is a fabulous space to entertain your family and friends with barbeques and alfresco eating. There are numerous storage buildings to house a workshop, garden paraphernalia, including a brick-built, secure shed, as well as a greenhouse to the side of an immaculately kept vegetable garden. Callow Marsh benefits from further accommodation by way of a detached studio. Placed adjacent to the main property, this independent annexe serves as a well proportioned home office, workshop, or, should the correct permissions be granted, offers further guest accommodation. Access to the property is via one of two five bar gates onto a large stoned drive-way which has ample parking for several vehicles. Access to the furthest point of the paddock can be achieved as you are able to drive alongside the boundary should you wish to store on the conifer-screened hard-standing, small caravan, boat or horse-box safely.

From the offices of Hayes, proceed to the Top Cross in the town centre, turn left on to the High Street and proceed through Ledbury, following signs for Bromyard (the B4214). At the T junction, turn left to Hereford (A4103). After 500 metres, Callow Marsh Villa will be on your right hand side, the first house beyond 'The Five Bridges'.

Callow Marsh is believed to date back to the 1850s and was used as a Bakery. The entrance hall, accessed from the driveway through an attractive porched entrance, has tiled flooring and has room enough to store all boots and coats. Leading through into a bright and welcoming breakfast kitchen, that has fully fitted base and wall units in an attractive country cream finished stylishly paired with dark work surfaces. There is an eye-level double oven, a gas hob, an integrated fridge and plumbing for a washing machine and dish-washer, leaving sufficient space for a table and chairs for more informal dining. Flowing through the inner hallway to the living room, which has a feature fireplace, double aspect windows and fully glazed double doors lead through to the dining room, which also has a fireplace, with tiled hearth that houses a multi-fuel burner, making this space warming and attractive. The downstairs cloakroom/toilet with walk-in shower completes the ground floor. From the inner hall, an open tread staircase rises to the first floor where there are three bedrooms. The master is a fantastic symmetrical room, decorated in muted tones and large enough for a king size bed with ample space for other furniture. There is a further double bedroom that benefits from views out over the spectacular countryside to the south, and also a third bedroom, which could be used alternatively as a hobby room or study. There is a generous family bathroom with a Victorian styled white suite, and where the feature sloping ceiling has been utilised by having built-in storage cupboards and deep shelving for your laundry and linens.
