Property description
Sheltered setting in the beautiful Fal Valley.
Well appointed bungalow residence enjoying south westerly views
over its own land and including a small lake - about six acres in total.
General comments & location
It is rare to find this type of property in such a beautiful location. The upper reaches of the Fal Valley are completely unspoilt and ancient wooded banks provide a tranquil haven to the handful of properties scattered around the valley. Parc Davers is set on rising ground overlooking its own land and with lovely south and west facing views beyond. It is part of the hamlet of Treway and has only two neighbours.
Parc Davers comprises a modern bungalow built in the 1970 era and then subsequently enlarged with a two storey extension. It affords three/four bedroom accommodation with integral garaging, a range of stabling and altogether about six acres of land. Please note that the bungalow is subject to an agricultural occupancy restriction.
The hamlet of Treway lies about one mile south of the village of Coombe and about two miles from the villages of Grampound and Grampound Road. The latter communities afford local facilities for daily needs including post office and shop, church, pub and primary school. The city of Truro is about nine miles and St. Austell seven miles.
The bungalow
Parc Davers started life as a conventional three bedroom bungalow but an extension and remodelling has completely altered its size and layout. It is of cavity block wall construction with rendered and part stone panelled elevations under a concrete tiled roof. It is geared for low maintenance with replacement UPVc double glazed windows, soffits and fascias. An oil fired boiler provides central heating throughout and there is also an oil fired Aga in the kitchen/dining room.

The gardens extend around the bungalow and whilst being fully enclosed they are laid to lawn with established shrubs. A mature Beech tree and variegated Maple are a significant feature on the roadside boundary. Greenhouse, garden shed and wood store.
To one side of the bungalow there is an enclosed yard with a range of stabling comprising three boxes, tack room and store room complete with roadside access. Power and light connected.
The land extends to six acres or thereabouts and comprises two grassed enclosures and a separate area planted as woodland. The field adjacent to the bungalow has been planted with a number of specimen trees giving a park-like setting and this field also adjoins a small lake with island which is naturally fed.

Location
There are a number of ways to approach Parc Davers but for simplification it is best to travel through the village of Grampound Road when leaving the A390 Truro to St. Austell road and having left the village at the top of the hill take the first turning right signposted Trenowth. Continue along this road right down to the bottom of the valley and after passing over two small bridges continue up the hill on the other side. Parc Davers is literally the first property on the right hand side.
